Another public meeting this week for Lillooet Ave. development

Development at Bungalow Motel’s former home back in public forum after nearly a year

The future development of 511 Lillooet Avenue in Harrison Hot Springs is once again up for public scrutiny.

A public meeting on housing development at the former home of the Bungalow Motel is scheduled for Friday, Feb. 10 at 1 p.m. at Memorial Hall (290 Esplanade Avenue).

OTG Developments is planning a five-storey multi-use building with approximately 5,600 square feet commercial space and 80 dwellings or condos for permanent and short-term housing. The plan further calls for a two-storey parkade with 132 stalls, a common amenity area on the top floor of the five-storey structure and an on-site courtyard.

Residents have attended public meetings on the potential development since last autumn. They have made known several concerns, but by and large, no one was against the new development altogether. Concerns have included environmental impact, parking for larger vehicles such as RVs and boats, fire safety and encroachment on neighbouring properties and the view of Harrison Lake.

Last March, village staff recommended further readings before the Village Council only after nine documents or objectives are completed. They are:

1. A view impact study

2. A sun/shade review

3. A tree survey, including on-site and bordering trees

4. A parking plan, including impacts to existing parking spaces in the boat launch parking area.

5. A local traffic impact study

6. A crime prevention through environmental design review

7. Complete negotiations per the Community Amenity Contributions policy

8. Information from the applicant on reducing the project’s carbon footprint

9. Ensuring all on-site parking requirements have been met or arrangements have been made to address the issue.
