2022 B.C. Assessment reveals most valuable homes in Agassiz-Harrison

Most valuable homes valued at over $3 million

Homeowners in Agassiz and Harrison Hot Springs are likely to see an average of a 35-per cent increase in property value.

But what are the most valuable residential properties in the District of Kent and Harrison Hot Springs?

The following valuations are based on findings from the B.C. Assessment Authority and are up-to-date as of July 1, 2021.

District of Kent

Acreage and waterfront appeal play no small part in the value of the most expensive homes across the District of Kent, with values ranging about $2.4 million to nearly $4 million.

Just outside Harrison Hot Springs, 5000 Mount Street is the second most valuable home in Harrison and the District of Kent. With nearly 20 acres of land and with the home spanning 7,100 square feet, this Mount Street property is valued at $3.06 million ($2.3 million last year).

The most valuable property in the District of Kent is Neels Nurseries, located at 5691 Lougheed Highway with a total value of nearly $3.9 million. Nearly $3 million of the property’s value is the 38 acres of land. The two-storey home measures approximately 2,300 square feet with four bedrooms and three bathrooms.

3. 6343 Pirate Lane ($2.79 million)

Harrison Hot Springs

480 Hot Springs Road is at the no. 2 spot; the 2018 two-storey home is valued at $1.61 million ($1.19 million last year). This home is one of two on the Harrison list that was valued at over $1 million last year. In terms of square footage, it’s among the smaller buildings, but it sits on nearly a full acre of land, adding to its already high value.

The most valuable home in Harrison Hot Springs just down the road from no. 2 at 800 Hot Springs Road. The top home is a two-storey duplex built in 2003 and valued at $1.63 million ($1.26 million last year) with four bedrooms and three bathrooms, sitting on two acres of land.
